First-time homebuyer

No outstanding liens or judgements

You must be able to open a TDECU bank account

200 partnership hours

Through volunteering and homeowner education.

Income 35%–80% of area AMI

Monthly income must fall within your county's Area Median Income range. Check AMI for your county here

Must Have lived in our service area within the past 12 months

Service area includes Goliad, Dewitt, Jackson, Lavaca, Victoria and Calhoun counties.

Do I qualify?

To qualify for Habitat's homeownership program, your monthly household income must fall between 35% and 80% of your county's Area Median Income.

The Mortgage

            Every Habitat homeowner carries an affordable mortgage which must be repaid over a 30-year period. Golden Crescent Habitat for Humanity guarantees that monthly payments will equal no more than 30 percent (Federal guidelines for affordability) of their income at the time of purchase, leaving adequate income for other necessities such as food, clothing, transportation and health care.

Required Documents

    • Utility bills in your name (electric, gas, phone, cable, etc.).
    • Rent Receipts
    • Loans (including student loans/credit cards/car payments, etc.)(must show remaining principle balance)
    • Previous two years Income Tax Returns and proof of filing for each year required.
    • From employer: 1099 or W2
    • Payroll stubs for the past three months
    • Bank Statements from past three months
    • SSI letter stating amount of monthly payments
    • Social Security Administration letter verifying disability and amount of monthly payments
    • Current residential lease agreement
    • Driver's License/ID
    • Social Security Card
    • Divorce decree
    • Court order for Child Support and record of payment for 12 consecutive months
